8 Reasons Why Agents Won't Give Buyers a New Home Rebate

For the last 20 years I have been reading and hearing comments from professional real estate agents.

Many new home buyers seek San Antonio New Home Rebates from their real estate agents. Why?

 Because they have come to the realization that they (the New Home Buyer) and they alone, have to do most of the work and decision making when shopping for a New Construction Home. So they search for a cash back Realtor in San Antonio. 

   

    Here are 8 of some of the most frequent answers that the New Construction Home Buyer will hear from Texas Real Estate Agents that WILL NOT give new home builder rebates in San Antonio!

 

1.)  "Commission kickbacks are not legal in Texas!" 

2.)  "My Broker's office policy does not allow New Home Rebates." 

3.)  Not just a few Brokers have replied:"We do not allow commission rebates in this office...  

    the Texas Real Estate Commission and Federal RESPA Rules prohibit giving 

    cash back to  Clients after closing." 

4.)  "If you are financing your purchase then giving cash back to the borrower is bank fraud. 

    Both my Broker and I could go to jail!" 

5.)  "I am a licensed professional with many years of experience and work very hard to represent you 

    and give you the best service possible. Are you asking for a lower  standard of service?" 

6.)  "If you were going to a Doctor for brain surgery, would you be looking for the surgeon that 

    simply gives the lowest price or would you be looking for the best professional in  his field?" 

7.)  "I am a licensed professional with years of training, education and experience... I am worth every 

    penny of the compensation that the Builder is paying. I know these Builders and  I will negotiate hard 

    to get you the best price possible. Also, most Builders appreciate the hard work that real estate 

    agents perform throughout the new home building process and  keep it smooth and streamlined. 

    That is why the Builder pays my commission!" 

8.)  "So... I can pay you a small Rebate but it has to be approved by my Broker and the Lender.  The 

    Rebate would have to be disclosed on the Closing Statement and it has to be  disclosed to  all 

    parties to the transaction. Any Rebate can only be applied as a Closing  Cost Contribution that the 

    Lender will limit and also has to approve. No cash can be paid  directly to you at closing...  

    that would be illegal. I will also have to issue you an IRS 1099  for the Rebate amount."
